In recent blogs, we’ve been waking you through the process of looking for, and finding, your new home. Once this happens, an offer is put in and hopefully, you’re on the path to being a homeowner. In today’s blog, Bill Swanson and The Swanson Group will talk about how we close on your new home, and what happens next!
Payment and Contracts
You’ve found your house and are ready to buy, congratulations! Now, we’re going to help you turn in your earnest deposit to the title company, as this needs to happen within 48 hours of acceptance. Inspections will then be ordered, and we will keep you informed about each set of the process. The lender will process the contract, and you can then choose your own rate. An appraisal is ordered by the lender too, and you may need to pay a fee for this. We will also make sure you’re arranging your homeowner’s insurance and having the utilities transferred to you.
Closing Day
As closing day approaches, a final walkthrough will occur to make sure the house is ready and any ordered repairs have been completed. By now, the lender has provided you with the extra funds to pay for the house. You will likely bring this in cashier’s check form on the day you sign your papers. On actual closing day, you will take anywhere between 15 minutes and an hour to finish your paperwork. Financing will be a factor. Once you sign everything, keys are handed over and closing day is done!
We’re Still Here
Even when the process is complete and you’re moving in, we’re still here! We can provide copies of necessary paperwork, help with contractor referrals should you want to make repairs or changes. We will also reach out to you every now and then to make sure everything is working out well. If you decide to sell in the future or buy another house, property, remember that we’re here to help. We don’t ignore our clients once closing day is complete.
