The Selling Process with the Swanson Group.

The first step you will want to take is to meet with Bill or one of the Swanson Group Team Members at your home so that we can help you determine a few things about your home. When viewing your home with us, please point out what your favorite things about living there, as well as any updates, especially major (furnace, roof, etc) you have done while there.

Your Best Listing Price

We will prepare a detailed market analysis of your home that will include a 15 step marketing plan, a pricing analysis of your home to determine your optimum list price based on your goals. This includes finding the best possible comparable sales for you and your property.

The Marketing Plan

Marketing a home is much more than putting a sign in the yard and an ad in the newspaper. Working with the Swanson Group your home will be exposed in several ways. First and foremost, we make sure your home looks good online with professional photos. Chances are very high that your first showing will be online. Upwards of 95% of all homebuyers look at a house online before visiting it in person. Our marketing plan also includes several different avenues of exposure, whether that is online ads, flyers in a flyer box on your sign, ads in the paper, direct mail, or text marketing programs, we want to make sure your home is exposed to the market wherever those buyers might come from. Preparing your home

Preparing your home may take several steps. The first easiest step is to watch the brief videos to help allocate items and prepare your home for the market. The Swanson Group also arranges a meeting with our Stager to help use what you have on hand to make your home show in the best light possible! This meeting typically takes about two hours and is part of our award winning service.

Marketing Strategy

There are several proven strategies we have used at The Swanson Group. That may include using a ‘coming soon’ approach, where we let the neighborhood know your home will be on the market soon. It may include a delayed exposure, immediate exposure, or something in between. We will tailor your marketing strategy to suit your individual needs.

Constant Contact

You will be constantly aware of the marketing of your home. You will be updated regularly of your exposure on not only the Berkshire Hathaway Site, but also Zillow, and other online marketing efforts. You will be notified whenever we get feedback from anyone who views your home in person.

The Offer

When that offer (or offers) come in, we will present them to you and answer any and all questions you may have. We prefer to present offers to you in person if agreeable to you. We feel that being face to face we can analyze each aspect of the offer together. We ask for the preapproval letters, or proof of funds if it’s a cash offer. Once you accept an offer, we help you navigate the inspection process and keep you apprised of each step of the pending sale.

The Closing

If you prefer, and live locally, we would be happy to collect your check and hand deliver to you after your home is closed. Rest assured, this will not be the last you hear from us! We pride ourselves in making sure we keep in contact with you for months and years to come via mail, email, or an occasional call if you don’t mind.
